A tenancy of your own

The standard rental move, and the one with the clearest hard point in it. The document sets the end date, and the judgement afterwards is made on the property once your furniture has stopped hiding it.

The room you have been living in and the room a clerk sees are not the same room.

What a check-out move involves

Scheduled against check-out The move placed before the inventory appointment, with a gap left.

Leave a gap before the inventory

The single most valuable scheduling decision available and it costs nothing. Space between the removal and the check-out appointment means the marks appearing behind the wardrobe are yours to deal with rather than the clerk's to write down.

Book the clean into that gap too. A clean carried out around furniture is not a clean, and an inventory report will say so in plain language.

Photograph as the rooms empty

One picture per room the moment it is clear, before cleaning and before anybody else walks through. It is the only contemporaneous record you will have of the condition you left the property in.

Deposit disputes turn on this and on the check-in inventory and very little else. A dated set of empty-room photographs settles most of them before they begin.

Do not move on the last day if you can avoid it

It is legal, it is common, and it leaves no margin at all. A move on the final day of a tenancy means no time to clean properly, no time to fix a mark, and no room for anything to go wrong.

Where the dates allow it at all, moving a little earlier and cleaning into the gap is worth a great deal more than it costs.

And the building may have a view

Particularly in the mansion blocks on the hill and the managed blocks in Roehampton, where permitted move hours and lift bookings are common. Ask the agent the week you give notice — it is slow to find out and immovable once you have.

    How big a gap should we leave before the check-out?

    Long enough to clean without rushing and to look properly at the empty rooms. The order to book in is removal first, clean second, inventory appointment last.

    Will you clean?

    We sweep through and leave the rooms clear. A check-out clean to inventory standard is a specialist job and should follow us with a gap.

    Can you move us on the last day?

    We can, and we would rather you did not. It removes every bit of margin from a day that usually needs some.

    Can you take the landlord's furniture?

    Only with written instruction. Furnished lets are common here and moving somebody else's furniture on an assumption causes real problems.

    The new place is not ready.

    Storage, listed at collection. It is the ordinary answer to the ordinary gap between a fixed end date and a flexible start.

    Does the building restrict move hours?

    Many do in SW15. Ask the agent the week you give notice rather than the week you move — the answer is slow and it is binding.
